Prior to Closing/Settlement

1. Obtain a fully executed Purchase/Sales Contract from your Realtor.

2. Contact Beachside Title at 850-622-2700 or order title directly on our web site (BeachsideTitle.com). Please let us know if there are any unusual circumstances regarding the purchase.

3. Make sure to use your complete legal name for title purpose. If buying the property with another person (married or otherwise), please indicate how title will be taken (Tenants in Common, Join Tenants, or Tenants by the Entirety).

4. Fax your Purchase Agreement (Contract of Sale) to Beachside Title. Our Fax Number
is:850-622-2722.

5. Notify Beachside Title immediately if a Power of Attorney will be used.

6. If the property is a Condo, please arrange for the necessary condo association documents to be delivered to you.

7. Order your inspections. Typically, these include the following:

a) Termite inspection
b) Structural and Mechanical Inspection (often called "Home Inspection")
c) Radon Test
d) Well Test
e) Septic Inspection

8. Negotiate items arising from the professional property inspections.

9. Obtain all applicable insurance policies (Homeowners, Flood, & Windstorm) and provide a receipt showing that you have paid the premium, in advance, for one full year of insurance. If the property is a Condo, obtain a copy of the master insurance policy from the Homeowners Association.

10. If the buyer is a corporation, a limited partnership, or limited liability company please produce a Certificate of Good Standing that is no more than 30 days old. In the case of a Corporation, we also need certified copies of corporate resolutions authorizing the purchase and encumbrance of the property.

11. Ask your lender to include a copy of the appraisal for which you paid.

12. Schedule your walk-through inspection at least 24 hours prior to closing.

13. Go on-line and print a preliminary Settlement Statement (HUD-1) from Beachside Title.

14. Go on line or contact Beachside Title to verify the schedule closing time.


15. Notify electric, telephone, gas and water companies of the date that you will be closing

At the Closing Table...


1. Confirm the driving directions to Beachside Title.

2. Bring a valid Picture I.D (Drivers License, Passport, etc.).

3. Review all settlement and title insurance documents with the closing agent.

4. Bring a Certified or Cashiers Check for any settlement costs due to the settlement. Make this check payable to yourselves. Also bring a personal check in case the charges are more than anticipated.

5. Bring all applicable insurance policies (Homeowners, Flood, & Windstorm) and provide a receipt showing that you have paid the premium.

6. Be sure that the title deed is property prepared.

7. Understand the financing package that is making your home purchase possible.

8. Request the keys, garage door openers, & information on the alarm system, if applicable.

9. Request all current warrantees on home equipment and appliances.

10. Contact all appropriate utilities to have future bills sent to you.
